Can a woodburning stove add value to your property in Leeds, York, Sheffield & Hull?

The popularity of wood burning stoves, or ‘log burners’, has increased steadily over the last 10 years and it isn’t hard to see why. Aesthetically, they provide an inviting, characterful focal point to your living space. Practically, they keep your home warm and toasty and are said to be three times as efficient as an open fire.

Not only can a wood burner be an economical way to heat your home (reducing your energy bills by around 10% according to some sources), but when used responsibly with properly sourced and seasoned wood, it can also be a cleaner option compared to certain fossil fuels. However, it’s important to note that wood burning still generates particulate emissions and is not carbon neutral, so having your stove professionally installed, ensuring good ventilation and choosing responsibly sourced fuel can all help to minimise its impact on air quality and the environment overall.

But yes; in theory, a wood burning stove could add as much as 5% in value to your property according to some estate agents we have polled. Of course, when considering the added value of any changes you make to your home, you need to factor in the installation costs. When it comes to a wood burning stove, you are looking at an average cost of around £3,000 for the stove and installation, according to Checkatrade. Of course this is completely dependent on the stove model and the complexity of the job.


If you do decide to go ahead with a wood burning stove, what do you need to consider before taking the plunge?

  • Is installation actually going to be possible? A wood burner isn’t going to be suitable in every type of home if you don’t have an existing chimney or the option to bring the flue through an outside wall for instance. Seek guidance from the experts before you commit.

  • Do my plans meet the relevant regulatory requirements? New wood burning stove regulations were introduced in 2022, which dictate the type of log burner you can buy and the type of fuel you can burn. If you live in a designated Smoke Control Area this will also have an impact.

  • How energy efficient is your home and is a wood burner going to be the best option for increasing energy efficiency? You can find your EPC rating on the EPC register and more information on EPCs in general here.

  • Is installing a log burner going to affect your home insurance policy? Always speak to your home insurer beforehand, since some insurers could consider a wood burner to provide an increased risk of fire, or damage, and may wish to amend your coverage, or decide not to cover you at all in some cases.

  • Am I using a suitably qualified installer? Always, always use a qualified professional to install your wood burner. If you are supplied with the wrong type of wood burner, it is fitted incorrectly and/or not regularly maintained, there is a risk of damage to your property, falling foul of regulatory requirements, voiding your home insurance and dangerous carbon monoxide leaks.
